Job Summary

Perform technical and mechanical functions as directed by the Chief Engineer and/or Lead Engineer for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness, and providing high-level quality service to the building, client, and its tenants.

Essential Duties and Responsibilities

Responsible for assisting the Engineering team in the efficient operation, maintenance and repair of all building systems.

  • Building systems include HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying.
  • Receives work orders, plans work to be performed, obtains necessary tools, equipment and materials. Completes work orders and updates work order system in a timely manner with clear and concise close-out communication.
  • Demonstrates knowledge of equipment being serviced and employs service procedures and techniques indicative of first-class work.
  • Possesses knowledge of safe and efficient operation of all equipment, power and hand tools.
  • Responsible for the care of assigned equipment, tools and uniforms.
  • Responsible for keeping the shop, penthouse equipment rooms, related mechanical areas and organized and safe.
  • Follows operational and safety procedures and demonstrated the ability to follow established mechanical/electrical system(s) operating sequences.
  • Inspects all areas of the building(s) and reports deficiencies, completes repairs as needed, as well as suggestions for improvements. Ability to be proactive on a daily basis.
  • Available for the rotation of being on-call and to occasionally work extended hours, nights, weekends and Holidays to ensure adequate building coverage and perform necessary repairs.
  • Respond to after-hours emergencies such as fire, flooding, severe weather (e.g., snow, and ice removal), power outages and other situations including clean-up activities.
  • Perform other duties as assigned.

Communication Skills

  • Ability to communicate effectively and clearly with tenants, vendors, employees, and visitors.
  • Ability to comprehend and interpret instructions, short correspondence, memos, and ask clarifying questions to ensure understanding.
  • Ability to write routine reports and correspondence.


  • High School Diploma.
  • 1-3 years’ experience in building maintenance.
  • Working knowledge of building controls to include: electrical, plumbing, mechanical, building access, security, fire, and elevators.
  • Excellent customer service skills; ability to successfully interact with tenants/vendors/contractors.
  • Working knowledge of a computerized work order system, and Microsoft Office basics.
  • Basic A/C trouble-shooting skills.
  • Operate and read gauges.

Varies depending upon experience. $24.00-$28.00 hourly
